Yard regrading is the best way to prep your property for any work you plan to do or if you have water drainage issues.

When regrading a yard or property, a contractor essentially finds the highest point and measures it to the lowest point along the “rise” or the slope. Next, the contractor uses the measurements they’ve taken to find a level grade line, after which they will add topsoil to the lowest and pull from the top to create an even field.

When the surface is level and packed down adequately, you can work with the property in many ways. Moreover, drainage during wet seasons is far more manageable and less likely to cause flooding.

While regrading sounds like seeing a hill and flattening that hill while adding dirt to the lower points around it, it’s more complex than it appears.

For example, on a property with a home or foundation, there are pipes, ducts, and other things that could be nestled beneath the surface that need to be considered. If you have a nice, flat yard, what’s the point in celebrating if all of your bathroom pipes are suddenly exposed to the elements!

Instead, what your contractors will do is search for pipes, wires, or other things that could pose a problem to your regrading and ensure they won’t be in the way. These can simply be located and protected in most cases, so no equipment damages them by accident. However, sometimes they need to be moved for the regrade to succeed, which can become costly.
